What it is

A written appointment from a property owner authorizing a licensed real-estate broker to sell the property on the owner’s behalf. It records the asking price, the broker’s commission, the agreement’s term, and the due diligence the broker must perform before and during the sale.

When to use it

Use it before a broker advertises or shows your property, so both sides are clear on price, commission, and responsibilities. EspasyoMLS collects authority documents during listing review so buyers can trust that every listing is genuinely authorized.

Key points to check

  • Names the broker’s PRC license and DHSUD registration numbers
  • States whether the appointment is exclusive or non-exclusive
  • Sets the asking price and the commission rate payable on closing
  • Requires the broker to verify the title with the Register of Deeds and check tax and association-dues status
  • Includes a carry-over period so the broker is still paid for buyers they introduced
